§ 66-91. General procedure.

  • (a)

    When any subdivision of land is proposed, before any contract is made for the sale of any lot or part thereof, and before any permit for the erection of a structure in such proposed subdivision shall be granted, the subdividing owner, or his authorized agent, shall apply for and secure approval of such proposed subdivision in accordance with the following procedure, which includes three steps for a minor subdivision and four steps for a major subdivision.

    (1)

    Minor subdivision:

    a.

    Sketch plat;

    b.

    Final plat.

    (2)

    Major subdivision:

    a.

    Sketch plat;

    b.

    Preliminary plat;

    c.

    Soil erosion plan; and

    d.

    Final plat.

    (b)

    If such use is for commercial or industrial purposes, then such subdivision shall comply with all applicable provisions of this chapter. If such use is for agricultural purposes, the provisions of this chapter shall not apply. All submittals shall be consistent with provisions of the zoning ordinance and other codes, ordinances, and regulations of the city.
